Why Sisal now

Sisal sits at the inflection point that Tulum was in 2012 and Holbox was in 2016: the moment before price discovery fully arrives. The Gulf coast road connecting Sisal to Celestún has been paved. Federal infrastructure investment is accelerating. Yet beachfront lots still trade at a fraction of Tulum or even Progreso prices — not because they are inferior, but because the market has not yet priced in what is happening here.

The territory

Twelve kilometers of Gulf coast. White-sand beaches with no rocks, warm Caribbean-temperature water, and a near-complete absence of seaweed — a significant advantage over the Caribbean coast. A former henequen export port that became a Pueblo Mágico, one of Mexico's federal heritage designations, which brings infrastructure investment and tourist promotion budgets. The village has a fishing culture, a lighthouse, and a 19th-century church. The kind of place that attracts people who understand they are early.

Market intelligence

Inventory is finite and thinning. Beachfront blocks that sold for MXN 800K five years ago now clear at MXN 2.5M – 4M. The second row is still accessible. Post-Pueblo-Mágico designation (2021), hotel and restaurant investment from Mérida investors has accelerated. Foreign buyers — North Americans, Europeans — are arriving.
